Because in a valley where resale competes with builder incentives, a seller who says they are flexible is usually flexible on the terms that move your monthly payment.
Las Vegas runs on movement. Job transfers and out-of-state moves put homes on the market with a calendar attached, and a seller working against a date will often trade money for certainty.
